Hallo Firstly I would like to mention that my German is



Firstly I would like to mention that my German is not fantastic, hence writing in English.

What the problem is, is that I bought a house by zwangsversteigerung for my girlfriend and I. Before purchasing I looked where I could at the house and saw naturally a house, 2x garages, summer-house, greenhouse and a shed/toolhouse. After looking at the outside I asked the Bank (immobilienscout24 was offering this objekt also) if any reports for this property. I was given a gutachten that indicated many things about the property and its outbuildings.

If I believe from what I understood that the house was taken over from the owners by the Amtsgericht. It was the Amtsgericht that commissioned the gutachten. They relied on this as I did.

I was guided by the local bank on what to do and when to do it. Basically I went through the process, followed the rules layed down and paid my money, finally I sealed the ownership at the offices of the Notar in the local area.

From what I understand was that well after the 'Dust' had settled on the sale of this property, that the local landrat sent me a letter stating that I have (this was true before the sale) what they describe as ' Illegale' anbauen, all of which I have mentioned above with the exception of one garage.

I am very suspicious of the circumstances that have led to this situation, naturally so, however, I wish for the matter to be effectively put straight.

What I see is that there was a contract of sale between the Amtsgericht and I. They sold an item knowingly or not with 'Illegale' anbauen. I believe there must be a limited rights under the ZVG and that the selling of illegale anbauen cannot be within there rules.

So, what rights do I have to get the Amtsgericht (and any other authority) to sort this matter out and who bears the end cost?

I hope this decribes the awful mess that I am in adequately for you to give advice on.
