The maintenance of a rental unit is generally the obligation of the landlord. You will therefore need to first request the landlord to repair the damage and stipulate a period of 10-14 days. It is advisable to send the letter of demand as a registered letter to the landlord as you will need to prove that the landlord has received the letter.

If the landlord does not repair the damage within the stipulated period, you may proceed and ask a company to repair the damage. You will be able to claim the money back from the landlord. You should ensure that you are paying a fair price for the repair as you are only entitled to a refund of such fair price.

Hi, I have conteacted him many by phone with noanswer and also via email.
Should I still try with a letter? Also am I liable if nothing is done and things get worse?

However, if you would like to claim compensation from the landlord for the instruction of a handyman, you will need to prove that the landlord received the letter of demand from you. It is not possible to prove the receipt of an e-mail. I therefore advise you to send a register letter.
